For these Jukati residences, we were asked to design a compelling residential landscape for two side by side properties that were speculatively designed to sell. The property backs onto a lovely pocket park within the City’s park system. Our scope entailed completing construction level drawings for permitting and bidding purposes for two new houses placed on a single lot. The design was to incorporate all of the necessary amenities to be attractive to potential buyers. Our design principals first and foremost took into consideration the opportunities of pedestrian circulation and flow, followed by the integration of various multipurpose programmatic features, with an ultimate aesthetic that incorporated clean lines and simple practicality given how tight the outdoor spaces were. The two houses had completely differing planting schemes. The house that retained the historic cabin was directed by the HPC to have a planting pallet that would be akin to a colorful Victorian planting scheme, whereas the neighboring property played off of a contemporary theme and had large swaths of texture and color.
