THE SPRING BUILDING

The goal of this project was to create a mixed use development that would invigorate an area traditionally limited to residential and office uses. Retail or a restaurant was envisioned for the first floor – a restaurant ultimately went in – taking center stage at the intersection of two main streets, with offices, penthouse and green roof above.

The challenge presented to Connect One was to create an inviting integration of the public/semi-public spaces around the building. The design response integrated the space from the curb to the facade through the use of a ‘zippered’ design. Seating areas are staggered between the sunken patio space and the public sidewalk and interwoven with interactive plantings. Intended as a LEED NC certified building, exterior improvements include the use of porous paving, xeric plants, smart irrigation, local materials, bike racks and a 2,000 square foot green roof.
